What is your company ethos?

At FindaServicedOffice.com, we pride ourselves on providing a customer-centric service focused on helping you find the perfect flexible workspace for your business. We’ll tailor-make a serviced office search to match your every need, and we’ll be on hand to help should your plans change in the future, or you need to expand or relocate.

How soon can I move in?

Almost all of our serviced office spaces are ready for immediate occupation, IF there is availability. Assuming availability is not an issue, most spaces can be moved into the very next day. FindaServicedOffice.com can also assist you with any moving needs if applicable.

What is included in my monthly price?

The monthly license fee generally includes: desk or office rent, business rates, service charges, furniture, utility bills (e.g. water and electricity), high-speed internet, manned reception, kitchen area, breakout area and cleaning. Premium services such as upgraded internet or a dedicated IP address will incur additional charges.

Is a License Agreement a type of office lease?

In a word, no. A License Agreement is actually a ‘contractual licence’. The key difference between a ‘license’ and an office lease, is that a licence does not grant the ‘Customer/Licensee’ any rights over a specified or fixed area. A License Agreement will specify a set number of desks or workstations but will not specify their location.

What is a licence fee?

Desks or private offices in serviced office space are not subject to standard office lease terms. Instead, an agreement between a tenant and a company is established in the form of a ‘License Agreement’ and subject to a ‘License Fee’. The Customer/Licensee must also pay any VAT due on the License Fee. The License Fee can be a weekly or monthly figure but a monthly payment is most common.

Why are prices and availability sometimes not advertised?

Availability and prices within serviced offices change on an almost daily basis. Primarily due to supply and demand. Prices will also differ within each serviced office space due to due the type of offering being advertised. For example, a ‘hot desk’ will differ in price to a ‘fixed desk’ due to the premium nature of a fixed desk. Prices will also differ due to the location of an office within a space. For example, an office on a higher floor and with an external window view will command a higher price than that of an internal and/or lower ground basement office. To this end, we highly recommend that you call us to receive the latest pricing information and availability.

What types of office space do you advertise?

FindaServiced.com works with serviced office providers to advertise available desk space and/or private office space within Greater London and beyond. Our flexible office listings include everything from serviced offices, virtual offices and coworking spaces, to meeting rooms and executive lounges. We also advertise office-sharing arrangements through our subletting department.

What does FindaServicedOffice.com do?

FindaServiced.com is a free and impartial service designed to assist prospective tenants in their search for flexible office space. We also provide an avenue for serviced office providers to advertise their properties, spaces, and any flash sales that might be available on any given day. Our portal is structured so that both tenants and providers have real-time access to their accounts 24/7.

Does FindaSerivcedOffice.com charge for its services?

Listing a space with us is completely free. Our placement fees are in-line with the industry at 10% of the total rental contract sum, payable up-front. We also offer a monthly payment option at 15% of the of the total rental contract sum. For further details, please see our Terms of Commission.

I need help writing content and providing images…

Don’t stress. As mentioned, we have an in-house photographer who’s on call whenever you need. We’ll also help with any content you need to promote your space. It’s what we do!

How does it all work from a legal perspective?

Renting out private offices is best handled on a standard office lease basis. This provides the tenant with exclusive occupation on a medium to long term contract. Desk space is best let on a ‘license basis’. This grants the licensee use of space without providing tenant protections. Please read our Terms & Conditions or contact our office for further details.

How do I value my space?

Completely up to you of course, but if you’d like our team to assist you, just say the word. We’ll run an analysis of your area and give you a range that we feel is best suited to your available space. Obviously, the more attractive your offering, the quicker it will lease.

How do I list my space on FindaServicedOffice.com

All you need is your information and accompanying images. You can upload via your dedicated Provider Management Portal or upload your information to our company Dropbox and we’ll sort it for you. No images? Don’t worry, we’ll send our photographer to you. All we need is access.
